Market value is the estimated amount for which an asset can be sold  or purchased in the market by a willing purchaser or a willing seller after proper promotion in the respective markets

Assessing a value of given property through Assetcare means, the property will be assessed by qualified professionals who are experts and are registered with many prestigious associations and have done relevant courses in the profession for assessing value –  A property is assessed through a structured approach where in Internationally accepted standards are applied like 1) Income Approach 2) Market Approach 3) Cost Approach

 

Alternatively, The real estate professionals simply apply the market value based on the hypothetical views from the market, without assessing the ground reality and the physical advantages and disadvantages of any given property

 

Given the present market conditions having exploding growth in the Real Estate segment, the values of the assets are quite volatile. It is always better to get the properties assessed atleast twice a year to personally understand the market situation as the same will enable you to take informed decisions pertaining to your past and future investments.

 Property Protection & tracking comprises of two major aspects.

  1. Understanding and Aligning your Ownership documental proofs with that of govt. records for eg. EC (Encumbrance Certificate), Dharani & Bhuvan portals etc.
  2. Physically inspect the property based on the documental evidence and verify the sanctity of the property like Boundaries, encroachments if any. Surveillance will also help align the google coordinates of the property with that of master plan to understand the zoning for future planning & developments.

Property Protection & Tracking will enable us to physically visit the property as per the agreed intervals to clearly understand the status of your property like physical verification of boundaries, Encroachments from neighbours, status of overall facility, complaints from occupants and in case of any other maintenance , if required.

Surveillance of properties will empower the owners to be well informed about their valuable properties, so that the owners are enabled to track their valuable possessions wherever they are and will empower them to concentrate on their professional initiatives at peace.

In general, when we buy or sell the property, most of the times either we depend on Real Estate agents or locally available people to assess the Market Value who are not professionals in the field of Real Estate.

When you buy the property, you have to arrange for finance through your own sources or through Finance from the Banks and NBFC’s, that will be taken care by our Financial Team to guide you and when you sell the property it attracts Capital Gains Tax as the Professional Registered Valuers, we assess Capital Gains Tax and through our Chartered Accountant they will guide you to minimise the Taxation and suggest better investments for future growth of the realised amount and transfer of funds to your Country through Legal sanctity.

When the property is Leased out or Self Occupied, it requires Regular Maintenance which takes lot of time, coordination efforts by our clients to manage and it will be over charged by the Technicians as our clients are not Technically qualified to guide or minimise the cost. We have a team of Civil Engineers who are capable of handling maintenance works with Carpenters, Electricians, Plumbers, Mason etc., who will be empowered to take care of your facility
